T8 building located in Frankfurt

South Korea’s Mirae Asset Global Investments Co. will take over a landmark office building worth 360 billion won ($317 million) located in Frankfurt, Germany, which would be its fourth property acquisition this year alone. Once the deal is completed, the company’s real estate investment this year would exceed 1.3 trillion won.

According to sources from the real estate investment community on Thursday, Mirae Asset won the priority right to negotiate the deal to take over T8 from global asset manager Credit Suisse Asset Management (CSAM). Out of the total purchase cost of 360 billion won, Mirae Asset plans to cover 145 billion won by launching a real estate equity fund in cooperation with Korean institutional investors and the remaining will be financed through loans from financial institutions.

The office building built last year stands 17 floors above ground with total floor area of 30,000 square meters. It is in the financial district where global financial companies are clustered and is close to Taunusanlage, a local tourist attraction. Commerzbank Tower, Germany’s tallest building acquired by Samsung companies for about 900 billion won last year is in its vicinity. Major tenants of T8 include Linklaters LLP, a large British law firm, which is contracted to use the office building until 2025.
