The free economic zone Songdo turning more and more into bed town

The manmade island of Songdo in Incheon, southwest of Seoul, designed ambitiously as an international gateway and an experimental venue for a free economic zone nearby the capital has the looks of turning into a posh commuter town.

The Incheon Free Economic Zone Authority (IFEZA) has overturned its design for a 1.28-million-square-meter site originally laid out to house a 151-floor skyscraper and commercial and offices and instead invited developers for residential complex.

Initially, the development authority has reserved the idle lots in zone 6 and 8 for commercial development and signed a contract in 2007 with Songdo Landmark City, LLC (SLC) - a special purpose vehicle comprising of Samsung CNT, Hyundai Engineering and Construction and Atlanta-based global real estate developer, Portman Holdings.

Due the delays in financing and development, the local authority has redeemed 85 percent of the land and decided re-design the space into residential neighborhood with high-rise apartments, town houses and individual homes, sports facilities, and parks.

Given the fact that nearby sites are already being crowded with residential high-rises, the newly available site is expected to mostly go to apartment developers, real estate watchers note.

Songo may end up as an expensive bed town instead of home to foreign investors and residents, they say.
