South Korea’s KTB Asset Management Co. will buy the headquarters building for the U.S. National Aeronautics and Space Administration (NASA) in Washington, D.C. for about 450 billion won ($394 million).
KTB Asset Management and its affiliate KTB Investment & Securities Co. teamed up with Meritz Securities Co. and Kiwoom Securities Co. and they are in talks with the building owner to acquire the building, according to investment banking industry sources on Wednesday.
Due diligence was completed last week, and a deal is possible by January or February after upfront payment is made at the end of this month, the sources said.
The price offered by KTB is estimated at about 450 billion won. Of this, 180 billion won will be laid out by the institutional investors and the remaining raised through loans.
The nine-storey office building with 56,200 square meters of space has been used by the NASA for last 26 years, and the NASA will lease the property until 2029. The expected yield from the acquisition is estimated at 5 percent a year.
