Hana Asset Management Co., a property unit of South Korea’s Hana Financial Group, has joined hands with three local securities firms to acquire the headquarters building of Novo Nordisk, a Danish multinational pharmaceutical company.

Hana Asset Management announced on Thursday that it created a property fund with Hana Financial Investment Co, Mirae Asset Daewoo Co. and HMC Investment Securities Co. and completed the acquisition process for the drug company’s U.S. headquarters building. Located in New Jersey, it is a new office building reconstructed in 2013 with 67,921 square meters in total floor area.

The invest insures steady returns as the Danish pharmaceutical company with the world’s best technology in diabetes and obesity in on a lease for at least 15 years. The drug maker recorded 18.7 trillion won ($16.8 billion) in sales last year and has 170 trillion won in market capitalization. The company got a credit rating of AA- from global credit ratings agency Standard & Poor’s (S&P).

Hana Asset Management bought the building at $305 million (340 billion won) and the asset management company had the three securities firms invest 170 billion won and raised the remaining with a security loan in New Jersey. Annual return rate is expected to reach 9 percent.

The asset management company has acquired Washington Harbour Building. This year, the company has made investments in foreign property and Collateralized Loan Obligation (CLO).
