S. Korea’s NPS to run $432.8 million real estate fund

South Korea’s National Pension Fund (NPS) assigned Samsung SRA Asset Management Co. and IGIS Asset Management Co. to run its fund of up to 500 billion won ($432.8 million) investing in local real estate assets.

According to the investment banking industry Tuesday, NPS seeks to create blind pools to invest in office buildings secured with credible tenants. The fund will complete making investments within the next two years and run for 10 years.

A property investment won’t go over 250 billion won. Letter of Commitment will be issued to pool in investors whenever the fund has decided on a buy target. Investment will be made within 70 percent of committed capital and credit finance cannot go beyond 60 percent. While targeting annual yield of over 7 percent, bonus returns will be paid out to investors within 1.5 percent of additional profit if the fund yields internal rate of more than 8 percent.
